Janus Living Inc., a seniors-focused real estate investment trust, is seeking to raise up to $740 million in an initial public offering.
The Denver-based REIT plans to market 37 million shares for $18 to $20 each, according to a filing with the US Securities and Exchange Commission on Monday. Janus Living would have a market value of $5 billion at the top of that range, based on the outstanding shares listed in its filing. The IPO is expected to price as soon as Thursday, according to people familiar with the matter.
A group of cornerstone investors including CenterSquare Investment Management, DWS Group, MFS Investment Management and PGIM have agreed upfront to to buy as much as $300 million worth of shares in the aggregate in the offering, the filing shows.
The REIT had net income of $6.3 million on revenue of $604 million for 2025, compared with net loss of $50.5 million on revenue of $568 million a year earlier, according to the filing.
Created by Healthpeak Properties Inc. as a pure-play senior housing REIT, Janus invests in health-care related real estate properties including senior housing, life sciences facilities, medical offices, hospitals, and skilled nursing homes.
