11:17Now PlayingRehab is MOSTLY done here, there's a bunch of smaller issues however hopefully you all get the general idea of what this place looks like after it's been de-methed. We spent around $5k on this place after it was all said and done, in general I think we got a good bit done (New HVAC, windows, floors, walls, kitchen, etc). The increase in rents will be $150/month resulting in a 36% return on investment as long as we're 100% effective on re-renting and collecting rent.
The issue here was that rehab took ~3 months instead of the 2-3 weeks that it SHOULD have. One of the constant issues I have is lack over oversight on my real estate investment projects. As time goes on we're certainly getting better about it, however we've also got a long way to go.
