Question: Looking to invest in a 2 BHK flat at Central Noida with a budget of Rs.40 lakh. The shortlisted properties are Express Zenith at Sector-77 and AIMS Max Gardenia Golf City at Sector 75. Please share information about the background of the developer. Also, if the area would see further price correction in 1-2 years
Answer: Both the properties selected are ready to move in properties. Given the budget and preference of location, two properties are good. AIMS has delivered residential apartments (Gardenia Greens, Gardenia Square, Gardenia Grace etc.) in Vasundhra and Crossing republic in the past.
However, Express has a more of retail background of delivered projects in NCR and has some ongoing residential projects in Sonepat, KMP Expy, and Greater Noida. The other options in the same vicinity might not match the current budget. Prices are already favorable for buyers and should be able to negotiate a good deal with the developer.
