Q: I work as a sales manager. I earn Rs 6 lakh p.a. including all benefits. I want to buy a property worth Rs 32 lakh in Indirapuram. How much should I borrow from the bank?
Answer: Considering your monthly salary, the loan amount would be in the range of Rs. 12 - 15 lakhs, assuming a ROI of 10% p.a., for a tenure of 20 years. Please note there can be other factors which can affect loan eligibility. If the bank considers your benefits component as well, then you may be eligible for a higher loan amount of even Rs. 20 lakhs. Banks generally cap the LTV ratio to about 80% so you can fund the down-payment from you own sources and take a loan for the balance.
