Question: I own a property in Supertech Capetown at Sector -74, Noida. Possession is expected within 3 months. I bought it in 2011 for Rs32.38 lakh. Should I hold or sell?
Answer: It is over 50-acre development. Some towers possession is already given, while others will happen progressively. Ready to move-in units are priced around Rs5,000/sq. ft. (all inclusive). There has been a decline in prices in the last few quarters. About 2 years ago, it was sub-Rs4,500/sq. ft. Other projects like Grihapravesh (sec-77), Amrapali, etc are selling around 5,000-5,200/sq. ft. Mahagun Moderne (sec-76) is selling at Rs6,000/sq. ft. It is not a bad idea to sell if you can get a suitable buyer - since the demand is currently low. Otherwise, stick with it for another couple of years and then assess again.
