Question: I have my own business and I'm 28 yrs old. I’m interested in investing in real estate. This is my 1st major investment. I'm currently living on rent in Magarpatta city. I'm not very keen on shifting to my own house. I want to invest in a commercial property with a budget of Rs70-80 lakhs. Is investing in commercial property a good idea? Please suggest a few options in Pune that are likely to give adequate ROI. As far as I know the risk involved in an office space is not being able to easily rent/lease it out and sitting on an empty, not rented office for a long period. So the options should be such in which one is less likely to face such a difficulty.
Answer: For investment in Commercial property you may consider location such as Kharadi and Magarpatta fitting your Budget. Kharadi is located at the eastern corridor of Pune. The EON free zone is a famous project in the MIDC Knowledge Park area of Kharadi.
In this you may consider Downtown vista a project by Kolte Patil, it was launched in June 2013 at the rate of Rs6,500 sq. ft., possession is expected in Dec 2016. Current rate is Rs7,500 ,sq. ft. Units sized 700 to 2000 sq. ft., will cost from Rs48 Lakhs to Rs1 CR as per office space.Magarpatta City is also an IT hub located at Hadapsar.
Marvel Figo, a project in Magarpatta was launched in 2013 at the rate of Rs6100/sq. ft., with possession expected in Dec 2016. Current rate is Rs 7,250/sq. ft.
