Question: What is the maximum loan available for a person earning Rs2.5 lakh p.a.? What is the minimum rate of interest that banks offer? Why do people with lower salaries get lower loan amount?
Answer: You would be eligible for a home loan in the range of Rs9-Rs10 lakhs. This is considering a ROI of 9.5% p.a. and tenure of 20 years. The lender will re-assess your eligibility and loan repayment capability, before sanctioning the loan amount. The interests on home loans are in the range of about 9-11% p.a. The loan amount disbursed would be about 75-85% of the agreement value. Loan eligibility depends on factors like age, income, nature and tenure of employment, credit score, etc.
