Question: I own a property in sector 109, Gurgaon which I bought in 2012. No price escalation is expected as of now. How much price can I expect if I sell the property in 2017- end or 2018-begining?
Answer: Currently in Sector 109, Gurgaon, a 1BHK of 307 - 392 sq. ft. is available for around Rs 13 lakhs. A 2-3BHK of 645 - 1100 sq. ft. here can be bought for Rs 25 – Rs 27 lakhs. Most of these are Under Construction properties which will be ready for possession by 2019 – 20. The average price in Jul-Sep 2014 in the locality was approximately Rs 6,100 per sq. ft. whereas currently, the average value has dropped to approximately Rs 5,500 per sq. ft. The Quarter-on-Quarter value has also dropped by approximately 2%. This is an upcoming locality with developers such as Ocean Seven Buildtech, Sobha International, and others are coming up with their projects.
