Question: I am interested to buy a 3 BHK flat in Gurgaon on Dwarka Expressway for self-use. I have seen a project Sobha City in Sector 108. Current price is Rs 7600 per sq. ft. as offered by builder, but I don't feel that this price is justified. Project is recently launched & possession in 2020. Properties here are in range of Rs 4500 to Rs 5500 per sq. ft. So I want to know that is it ok to get into this deal at such price or should wait further for price correction. What is the future of Dwarka Expressway since there is no development in that area. Is it going to be habitable in future or not? A lot of resale units are available in the market; it shows that people wants to come out of that location. So, please guide me to understand the facts about Sobha City and Dwarka expressway.
Answer: Sobha City is the good project but the Dwarka Expressway market has seen dip in the real estate market you won’t expect good returns after investing. A 3BHK flat on Dwarka Expressway sized 1633 - 2290 sq. ft. ranges from Rs 96 lakh - Rs1.83 crore. Average prices here ranges from Rs 4,500 – Rs8,000 per sq. ft. Sobha City offers 2 and 3BHK for Rs 1.09 – Rs 2.06 crore. Average price in this project ranges from Rs 7,900 – Rs 8,800 per sq. ft. I would suggest you to wait for more time, look some more projects and then you can decide.
