Question: I am planning to but a 3BHK flat in Malad purely for investment purpose. My budget is not beyond Rs. 1 Cr. Please guide.
Answer: Malad has transformed a lot over last few years. The quality of infrastructure has improved. Malad west has become a prime suburb of Mumbai. The average price you can expect in this area per sq. ft. is in between Rs. 10,000 – Rs. 14,000 with the best projects starting at Rs. 16,000 per sq. ft. Whereas Malad East is slightly less expensive with prices in between Rs. 10,000 per sq. ft. – Rs. 14,000 per sq. ft. It enjoys good highway connectivity and now feeding into newer office area. So, both these areas are sought after areas to live in. Location wise, the area is great but getting a 3 BHK flat in this area is a bit difficult. I would suggest you to think about investing in a 2BHK as you will have plenty of options available.
