Q: I have a 1200 sq ft plot in Vishwapriya Layout of Begur, Bangalore. Rental income is low in this area, but I’m thinking of constructing a duplex house to sell. Please advise if this is a good idea?
A: South of Bangalore, and Begur for example, has a number of layout schemes wherein people have bought land parcels, which are available in the secondary market for sale. There has been an upside also from an entry price to what a secondary market is offering as far as land prices are concerned. However, if you are looking at an upside from the constructed property, I think there is a bit of caution one needs to take whether one is willing to actually construct it. May be you will have to run a rental housing product for a few months or years before you find serious buyers, who will actually pay a higher premium.
