Sunita wants to buy a 1BHK home in Kalyan within a budget of Rs 30 lakh. She feels while the current home loan interest rates are low, property prices are still high. While she expects a correction, but will it be really so anytime soon?

According to Amit Goenka, CEO and MD, Nisus Finance, property rates have been flat over the last one year.

“Talking of Kalyan, where we have closely looked at a number of projects and literally, the projects are selling just to keep the cash flow coming. There has been really no margin”, he says.

The Maharashtra government may announce increase in ready reckoner (RR) rates in April to tide over the “low collection of stamp duty”, which essentially means the prices will again go up. Additionally, the property taxes have gone up. Taking cue from the statements, Amit says, “So even if you consider the statutory dues alone, there is no chance that the property prices will go down.”
