Question: I am planning to invest up to 65lk. I have seen some properties in Ulwe, Taloja and Palava's Central Park. I want to buy a property for the investment purpose only with good appreciation after 5 to 6 years. Please advise me which the best option is. Which will give me good appreciation and at the same time good rent value?
Answer: Ulwe happens to be a better bet from the point of appreciation as three big upcoming infrastructural developments which include railway connectivity (expected by 2018); new airport and the Coastal road to boost realty prices; however from rent perspective it would still take some more time due to poor public transport facilities and developing infrastructure.
Taloja is also an upcoming location due to developing infrastructure; metro connectivity and its proximity to business hub. However the rentals would be on lower side.
Lodha Central Park would be good investment option from rent perspective. However, the appreciation would be lower than Ulwe or Taloja due to huge inventory in secondary and primary market.
