Ellen won an auction bid but didn’t have the funds to complete.
Her lender was taking too long and she was about to lose the deal under auction terms and lose her deposit and legal fees.
She contacted me while @amandatleeds was having contractions and I was getting ready to take her to hospital to deliver our new baby.
Most people would never respond under these circumstances, but I will ALWAYS have my students' backs.
My team vetted the deal and we were able to send the funds directly over within 3 working hours.
The following morning, Amanda delivered the baby, and Ellen bought her investment property.
The banks are making it harder and harder to buy properties for new investors with “no experience”.

Of course, we can’t always move this quick and cannot finance every deal that comes our way, but I damn do try my best. Of course, don’t ever bid at auction without the funds, you must take responsibility for this if you do.
