Property was sitting vacant for 3 months
Landlord was losing £1,200 monthly in mortgage payments
I offered him a guaranteed £1,000/month rent

I pay him £1,000 monthly (guaranteed income for him)
I rent it out on Airbnb for £120/night
Average occupancy: 20 nights per month = £2,400
Monthly profit: £1,400 with ZERO money down.

Step 3: The tax strategy
Set up a limited company for the Airbnb business
All furnishing, utilities, and setup costs = tax deductible
Marketing expenses = tax deductible
Even my phone bill becomes a business expense
