Traditional buy-to-let is becoming harder and harder for everyday landlords to make work.

Higher property prices, bigger deposits, mortgage costs, tax changes, tighter regulations and the risk of substantial landlord fines mean the old strategy of simply buying a house, renting it to a family and hoping for passive income does not stack up the way it once did.

But does that mean property investing is dead?

Absolutely not.

In this video, I break down why traditional buy-to-let landlords are struggling in 2026, show you the numbers behind a typical £300,000 investment property, and explain the property investment strategies I’m using instead.

I’ll show you how property investors are finding opportunities to generate stronger cash flow without necessarily needing huge deposits, including social housing, corporate lets, rent-to-rent and lease option agreements.

I also share real examples from people I’ve worked with, including Scott Lyons, who bought a property for £152,000 and has generated around £12,000 per month through emergency accommodation, and Tyrone and Chantelle, who built a property portfolio without initially owning the properties themselves.

Finally, I explain one of my favourite strategies – buying properties with problems, adding value and using the BRR strategy to force equity rather than simply waiting years for house prices to rise.
