Ben introduces the 5% rule: multiply the price of a home by 5%, divide by 12, and you get the monthly rent below which renting is financially better than buying. For a $300,000 house, that number is $1,250. If you can rent for less than that, you are better off renting and investing the difference. He explains that most people compare their mortgage payment to their rent and stop there, completely ignoring the unrecoverable costs that make homeownership far more expensive than it appears: mortgage interest, property taxes, maintenance costs, renovation spending, emergency repairs, and the opportunity cost of having your money locked in a house instead of invested in the stock market.
