Q: I want to invest in either Pune or Bengaluru. My budget is Rs. 30-45 lakh. I can hold the property for 5-10 years. Which city is a better investment destination? Also, can you tell me if there is any smart city I can invest in? I'm looking for good rental returns and ready possession properties.
Answer: In Pune, a 1 or 2BHK of 800 - 1230 sq ft is available within Rs 32 - 45 lakh. Some localities in Pune with such apartments like Wagholi, Hadapsar, Pimpri, Chinchwad and more while rentals in these areas are with Rs 10,000 - 25,000 per month. In Bangalore, a 900 - 1300 sq ft 2 or 3BHK is available within Rs 30 - 45 lakh. This includes Hosur Road, Kanakpura Road, Whitefield, and KR Puram etc. where rentals are within Rs 10,000 - 22,000 per month.
