Q: My father built a home in 1966. My mother is the current owner and I will inherit this home. If my mother gifts the house to me and I sell the property, will I get the benefit of indexation?
Answer: Presuming that the transfer from your father to your mother was by way of gift or inheritance, the cost to the new owner is the cost to the previous owner. Accordingly, the cost to your mother will be the cost to your father. Continuing the same sequence, the cost to you will be the cost to your mother when she gifts it to you. The date of acquisition also follows the same trend. Thus the date of your acquisition will be the date of acquisition by your father. Indexation will therefore be available from the date of acquisition. However, the Income tax department takes a view that the benefit of Indexation to you will be available from the date the property is transferred to you.
