Question: I booked an apartment at sector 137 in Blossom County by Logix group in Noida in 2010. I got possession in 2016. I plan to sell it. However, the sale doesn't cover the investment I made. Please tell me the future prospects of this project. Should I hold or sell?
Answer: Sector 137 falls on the Greater Noida Expressway and also has a lot of employment opportunities. The location has advantage of surrounding like sector 135 having SEZ and commercial. The project was launched at INR 2,875 in 2010 and was being quoted at INR 4,600 - 4,800 in 2012-13. Presently, it is being quoted at INR 5,500 but is available at discount in resale. So yes, there has been hardly any appreciation in last 3-4 years. But since the project is ready to move and families are likely to start moving in and there has been a trend of increasing demand for ready properties. So, if you are in no need of money, I would suggest waiting for 1-2 years to make this project habitable and you will get better price then.
