Question: I want to invest in a 2 or 3 BHK residential property in Mumbai with a budget of Rs. 2.5 cr. My objective is to get best rental yield. Please suggest some good options. I'd prefer a new property since it's easier to purchase and since I don't stay in Mumbai.
Answer: Mumbai has two corridors which offer more than 3% rental yield at the moment. Eastern Suburbs between Vikhroli and Mulund and Western Suburbs from Vile Parle and Goregaon are giving 3.3% of rental yield today. Andheri East and West both have good rental demand. You can invest in one property of western suburbs or you can invest in one property of eastern suburbs. With the surplus money, you can buy a compact flat in Thane.
