Question: Till the OC/CC is issued can the Municipal Corporation or Gram Panchayat charge property tax? If property tax is charged before the issuing OC, who will bear the tax - the builder or buyer? From what date will property tax be charged - date of possession, OC date or purchase deed date? Can the Municipal Corporation or Gram Panchayat charge property tax on an under-construction property?

Answer: Property tax is charged by the Municipal Corporation or gram panchayat and is subject to local laws and rules.  Property tax is liable and to be paid on the date in which the property is capable of being actually or legally occupied. The liability to pay should be on the owner of the property.
