Question: I own a property at Bhoomi Lawns in Shil Phata. How long will it take for prices to increase?
Answer: Bhoomi Lawns is by the Gajra Group. New properties are available for Rs35 - Rs52 lakhs while re-sale properties are available for Rs40 - Rs48 lakhs. These are expected to be ready by 2018. The project has 2 towers of G+24 flats. There is plenty of stock and fairly steady demand. We can't see a spurt in prices. On possession normally, prices go up by about 9% in the current scenario. The Bhiwandi-Thane-Shil Phata Road is being widened. There is a proposal for a monorail and a Metro project.
