In a nutshell, Syria has 4 factions trying to control the outcome:
Assad, Russia, Iran and Turkey.
Pro and Anti-Assad forces may be fighting each other now, but some anti-Assad forces might fight each other.
Also note that the sudden rebel gains may be due to:
1. Russia losing its ability to prop up Assad.
2. Iran and its proxies losing their ability to prop up Iran.
3. Türkiye encouraging Islamic forces to take land to be better positioned to fight Kurdish forces if President Trump cuts off aid.
