Q: I want to buy a 3BHK property with a carpet area of at least 1,400 sq ft or more in Bengaluru. I have a budget of Rs 75-80 lakh. I'm looking for a location that has good proximity with the schools and corporate offices. I have looked at a project called Godrej Eternity near Kanakpura Road. I can also consider Sarjapur Road as an option.
Answer: Godrej Eternity was launched in the last month. Godrej is a well-known developer with a good track record, expected to be delivered by 2020. The project has an average price of Rs 4,700 per sqft. It is located very close to NICE Ring Road and the area's social infrastructure is yet to develop fully. In comparison to Kanakapura Road, Sarjapur Road is more developed with better connectivity and infrastructure. Kanakapura Road and Sarjaour Road have price appreciation of 8% and 9% respectively last year and average rental yield of 2.8% and 4.1% respectfully. Being a new project it will take time to get delivered although the developer has a good track record. Overall, Sarjapur Road scores more on social and physical infrastructure, though it is costlier by almost Rs 500 per sqft compared to Kanakapura Road.
