Question: I want to know if it's good to invest in the micro markets of Dwarka Expressway. What kind of returns can I expect in the next 3-5 years? Also, please recommend good projects along this area.
Answer: The Dwarka Expressway is finally moving towards completion. It will take another few months if construction starts immediately. Alternate plots are being allotted. Once it gets off the ground there are a huge number of properties of all specifications that will hit the market. From DLF to ATS to Vatika, all leading developers have townships and projects in various stages of completion on this stretch.
If you buy now, you may be able to get rental returns once liveability improves. How the area will grow in the next five years depends on how the market takes to it. Normally with so much stock values go up slowly. Also if the L zone gets cleared in Delhi, there will be a drop in this demand. So currently it is in the realm of speculation.
