Question: I want to invest in a Rs 50 Lakh property. Which is the best location & developer preferably near Dwarka, in New Delhi. Should I invest in commercial or residential property for best returns? Should I invest in L Zone or Land Pooling Policy? Should I invest in property with power attorney & what are the risks & what are its safeguards?
Answer: Within Delhi, 50 Lakh is a very tight budget. Considering your budget and the fact that you’re looking to invest for a longer duration, looking from a long term perspective, there are a number of ready projects near Dwarka expressway. There are also many ongoing projects if you are not willing to invest in right now. Investment in this area will come with some risks.
The expressway has been in development for the last 8 years and property development has just began. But considering that you are looking for relatively a very long term investment, this could be a good option. L zone or land pooling policies being highly speculative, I would highly recommend you to stay away from them. After Supreme Court judgement of selling properties with power attorney wont be treated as a valid sales document and also that banks wont lend against power of attorney.Investing in property with power attorney is definitely not a good way of acquiring a property anymore.
