Question: The property rates decreasing in Noida, is there is any scope for an increase in property rates there? Where can I expect better returns on investment --Pune or Noida? My budget is Rs 40-45 lakh.

Answer: Rates in Noida have decreased for sure. Demonetisation has certainly had some effect on NCR as whole and definitely on Noida being an overbuild and over supply region, with immense number of developments that have come up in past 5 years alone.

One needs to also look into the political environment. Many infrastructural developments are on hold, with upcoming UP elections which makes it difficult to say of what will happen in terms of prices in future.The average ticket size in Pune being 5500 to 6000 per sq.ft., I would suggest Greater Noida West or Noida extension as opposed to Pune.

It has good connectivity with Gaziabad, Agra and Delhi. With ready to move in properties available within your budget, it will be a good option.In terms of expecting better returns on developments, I would selectively look at Pune, areas like Hinjewadi,Talegaon with prices starting from 5000-6500 per sq.ft. or some of the other industrial areas. Because of a tight budget, I would also suggest to look for 1 BHK at Kharadi or other micro markets.Though it is hard to find a good option in your budget unless you decide to go to the industrial townships.Pune being a consumption economy and fuelled by IT education as well as manufacturing, it surely has an added advantage.
