Question: We have a family owned NA land in Alibaug near to the ST Depot. It is approximately 13.1 Guntha's in size. What will be the land cost if we want to sell it? Also, is it the right time to sell or should we hold it for a while longer to get better returns?
Answer: Alibag is a coastal town and a municipal council in Raigad District of Maharashtra. It is the headquarters of the Raigad district and is south of the city of Mumbai, as there is limited land available in the City or ST bus stand. However the prices in the areas like Vidyanagar, Pimpalbad, Kurul which are approx. 2-3 kms from St bus stand the price ranges around 1350 per sq. ft. on NA land.
Locations such as Nagaon, Revdanda which are about 8 to 15 km away from city the price ranges from INR 531 to 857 PerSqft on NA land.The developed locations, which has limited supply and which are largely for the end use has become less speculative. Such investments are termed as low risk low return investments. So you may look at disposing it if you are getting good prices. \
