Question: I have finalized and narrowed 2 BHK Apartment in Bengaluru East near Whitefield. Builder is dealing with cheque and not negotiating the price because of demonetization. I have paid a high rate for the property compared to a nearby project which is available at a cheaper rate because of specification, amenities and floor rise. I have paid advance booking for this property and yet to pay 20% during agreement. Now I am a bit hesitant due to demonetization. Is it good time to finalize or cancel booking? Should I wait for six more months to one year for the market to get stabilized?
Answer: Demonetization is impacting only when there is a cash component involved in the negotiation. Since payment is done via cheque, so there is no cash component involved. If the other developer is selling at a lower price, it is advisable to check the reasons for settling in lower prices. It is advisable to check the legality of the project, and the type of transaction.
