Question: I have invested in a 2BHK property in Virar West for Rs. 3,369 per sq. ft. in 2011 and now the rate has increased to Rs. 6000 per sq. ft. I want good returns and I am willing to hold it till 2020. I want your advice on should I hold it or sell it.

Answer: The rate you are getting being double of what you got the property at, I would highly recommend you to sell the property and invest the money in early stages of another development. And the rate of growth in the new development will match with the rate you are getting now. I would suggest you to keep rotating your money instead of holding it because doing so, the rate of return drops. If you are a pure investor, it is ideal to sell off the property within 5-6 years after which the growth starts petering out.
