What are three things to look for in a real estate deal?
Number one: retail.
If you're searching for a real estate investment, you want to make sure you're not getting stuck with a dead piece of property or one that's too hot to get your money back in a timely manner. One item to look for is a subway sandwich shop, Starbucks, Dunkin' Donuts, and other similar establishments. In fact, a recent study indicated that wherever there is a Starbucks or a Dunkin' Donuts, property values rise. They're big companies with a lot of people who look at these things and track all the patterns. So if you see a Dunkin' Donuts or a Starbucks, you know you're in a decent neighborhood.
Number two: transportation.
Is it simple for you to navigate? If you live in a large metro area, you should consider public transit. Is it a short distance away? Is there a subway stop in the vicinity? Is it possible for me to get to whichever downtown location fast and easily? That are a few of the things you need to consider. You look at the proximity to the highways if it's in a suburban market. The easier it is to get around, the more probable you have a good piece of real estate on your hands. Simply use your common sense. Where would you want to live if you had to rent a place? You would probably want a place that doesn't take long for you to go to the train, bus, or highway to get to work.
Number three: job growth.
You should always keep an eye on the area where you are purchasing real estate. Is anyone relocating there? Are they being hired there, what does it signify if people are receiving jobs? That implies they'll be able to pay their rent. Suppose you live near a university. Then you'd like to see how well the university is doing? Are people arriving at a faster rate this year than last year, or are they not? So, one of the first things you should consider is how many people live in the area where you want to buy. After that, you'll have a fair notion of how hot it is. You don't want to end up with a piece of property that isn't worth anything.
These are three easy quick tips to really get a good gauge of a good real estate investment.
